We audit what you have and recommend what to keep, swap, or add — based on what will photograph well and perform at your property's target rate. We don't require a full refurnish. Most properties need targeted improvements, not a reset. Any procurement is coordinated by us; costs are yours to approve before anything is ordered.
From signed agreement to live listing, most properties are ready within 2 to 3 weeks. That window covers the design audit, photography, listing build, and pricing configuration. Properties needing significant design work take longer — we'll give you a realistic timeline after the initial audit.
Our standard agreement carries no early exit penalties. If the partnership isn't working for either side, the process to end it is straightforward and documented upfront. Specific term length and notice period are confirmed in writing during your evaluation, before anything is signed.
Owner disbursements are deposited directly to your bank account on the 5th of each month, covering revenue from the prior month. Your monthly report — delivered the same day — itemizes every booking, every expense, and your net income for the period.
The management fee covers all labor: guest communication, booking management, cleaning coordination, maintenance dispatch, pricing optimization, reporting, and ongoing listing management. It does not cover the actual cost of cleaning crews, maintenance vendor invoices, or supplies — those are pass-through at actual cost, with no markup. You see every invoice in your monthly report.
